A home inspection is an objective, non-invasive examination of the condition of a home from the roof to the foundation. This includes the general structure and condition of the various systems and components of the home at the time of the inspection. Once your offer has been accepted, the main checklist item during the option period is a home inspection. At Under One Roof Home Inspections, our mission is to conduct a thorough and professional inspection of the home. Upon the completion of the inspection we conduct a physical walk through with you to communicate our findings and answer any onsite questions. A detailed report including pictures and descriptions of all findings and defects will be delivered to you electronically the same day.

Every home inspection will uncover minor defects. The discovery of any major defects gives you and your realtor leverage to negotiate/prioritize repairs, request a seller credit at closing or a reduction in the sales price.

It is a great time to sell and if you’ve considered listing your property, a pre-listing inspection will allow you to resolve issues before they are discovered by a potential buyers’ inspector. The pre-sale inspection will help you identify both minor repairs that can be done before listing and major issues that can be included in a seller disclosure to reduce delays, lengthy negotiation or prevent a deal from falling through.

Although a seller holds most of the cards in today’s market, if a potential buyer backs out of an offer, it can tie up your property from other buyers for weeks. A pre-listing inspection gives you more control over the selling process and reduces the likelihood of last minute negotiations, hiccups or cancelations.

  • Sewer Scope ($175)
    Inspection Image

    Among the most expensive home repairs are those related to your main sewer line. Main line repairs typically range between $5,000-$20,000. In Utah, there is a 99% chance you own and are responsible for any repairs to your main sewer line all the way to the city main (typically in the middle of the street). With our sewer scope service, our technicians run a specialized camera through your main sewer line to inspect the material, condition and general grade. We are looking for root intrusion, damaged or cracked lines and “bellies” or low spots that could potentially require a costly excavation and repair.

  • Radon Test ($125)
    Inspection Image

    Radon gas is common and a natural byproduct of the break down of uranium in the soil. 1 in 15 homes in the U.S. and 1 in 3 homes in Utah have elevated levels of radon gas. The EPA estimates that the number 1 cause of lung cancer in non-smokers is due to prolonged radon exposure. We use state of the art Continuous Radon Monitoring equipment that takes hourly samples, typically for 48 hrs. Our detailed radon level reports will let you know if radon mitigation is needed for the property.

  • Air Quality / Mold Sampling ($200)

    Under One Roof Home Inspections uses specialized equipment to take a control and air quality sample. Air samples are analyzed by a lab to determine particle levels and to provide data on mold spores present in a home.

  • Thermal Infrared Imaging (FREE)
    Inspection Image

    Thermal imaging technology is standard on all home inspections. Thermal imaging can help detect active moisture issues, deficiencies in insulation, electrical issues as well as active pest issues not visible during a typical home inspection.

  • Drone inspections for steep or inaccessible roofs (FREE)

    At Under One Roof Home Inspections we use state of the art equipment. If a roof is too steep or otherwise inaccessible, we use drones with high-resolution imaging to inspect materials and conditions of roof coverings, eaves, soffits and rooftop venting.
